Guaranteed Sale and Closing Date

  • ERA guarantees the purchase price offer, so you'll know in advance the minimum you can expect from the sale of your house.

    What will ERAź offer for my house?
  • Contact Karen Mackey, Realtor regarding the ERA offer amount and to see if you qualify. Your house must meet certain requirements and other conditions may apply.


  • What will I be required to do?
  • Agree to implement the ERA Five-Point marketing plan. For details on these five points contact me at the bottom of this page.


  • List your house with an ERA Broker for at least 180 days.


  • Buy another house through a Broker designated by ERA. This house does not have to be listed with ERA. (Waived for Sellers age 55+ moving to a long-term rental property or Military moving into base housing)


  • What expenses will I have?
  • Your cost for participation in the Sellers Security Plan will include the same expenses due in any other home sale, including the sales commission and other closing costs customary in your market area. In addition, that are other expenses including:


  • An initial independant appraisal. This is non-refundable if ERA does not make an offer on your house.


  • If ERA makes, and you accept, a preliminary offer the cost of a second independent appraisal will be required. When you accept the final offer, both appraisal fees will be refunded.


  • The cost of a general home inspection. If ERA closes on your property, the cost of the inspection is refunded.


  • A commitment fee of 2.75% based on the ERA purchase price which is due at closing or cancellation of the agreement. This fee is only due if you accept the final ERA offer.


  • How Do I qualify for the Sellers Security Plan?
  • Your house must be a single-family primary residence.


  • Houses must have an average appraised value of at least $50,000.


  • Properties valued in the top 20% of sales per prior 12 month MLS data for town, city, or area, or exceeding $750,000 do not qualify.


  • Mobile homes, co-ops, or multi-family homes are not eligible for the plan.


  • Properties that have an abandoned storage tank on site are also not eligible.


  • Other conditions may also apply.
